Buildings are responsible for almost 50% of the UKs energy consumption and carbon emissions. As part of European legislation the Energy Performance of Buildings (EPBD) – the communities and Local Government departments has introduced measures in England and Wales to improve the energy efficiency of all buildings.
All properties; home, commercial and public buildings (or part thereof) – when sold built or leased must have a current and valid EPC. Larger buildings must display an energy certificate ACD can help you meet these requirements.
Energy Performance Certificate (EPC) Accreditation
EPC’s have been introduced to inform potential buyers or tenants about the energy performance of a particular building. The certificate is valid for 10 years and provides ‘A’ to ‘G’ ratings for the building similar to those seen on white goods. EPC’s should provide a comprehensive report, which suggests improvements to make the building more energy efficient. These reports should only be produced by experienced, considered opinions of how the rating of the building can be improved and the running costs reduced, not by default settings. Display Energy Certificate (DEC) Accreditation
DEC’s are required for all buildings with a total useful floor area greater than 1,000m2 and occupied by a public authority, or an institution providing public services to a large number of people e.g. public swimming pool, library, school etc. DEC’s show actual energy usage of the building and must be displayed at the entrance to the property.
A DEC is valid for one year and with an accompanying advisory report, is valid for 7 years. The advisory report contains recommendations for improving the energy performance of the building. The government has indicated an intent to extend DECs to the private sector, catering for large numbers of people including shopping centres, supermarkets, theatres etc.
Air Conditioning Inspection (ACI) & Reports
ACI’s are legally required on all air conditioning systems over 250kw. All remaining systems over 12kw must be inspected before 4th January 2011 and inspections must be completed a maximum of 5 years apart.

ACD can help advise on improvements to the operating or replacement of your clients systems less energy efficient systems.
Part L Compliance
New buildings and many large refurbishments require a Building Regulations Part L CO2 compliance calculation to be carried out, in order to confirm and to demonstrate to the building control officer that the building complies with the current legislation and planning requirements. Air Conditioning Dallas can assist with a wide spectrum of services within this field and use experienced accredited energy assessors who understand buildings and the engineering services within those spaces.
BREEAM Assessments
Air Conditioning Dallas can help to undertake the assessment of buildings at all stages of their life, from concept and design through to completion and ‘in use’.
Using the Breeam system, building owners / occupiers can determine how well the building is designed, constructed, operated or managed against known standards.
Energy Audits
An energy audit helps calculate energy consumption and determine where energy is being used and where it can be reduced. The energy audit would involve a detailed site survey, a review of the related documentation, interviews and measurements to allow an engineer to assess how best to reduce the energy consumption of the building.
Thermography is an additional, invaluable technique that can provide further energy savings by showing and recording the thermal properties of buildings and the hot spots where energy is leaking from insulation defects, thermal bridging or air leakage.
Sustainability
To help you to meet your client’s Low Carbon Solution needs, we use the latest 3D dynamic simulation software. Using only analysts with a solid background in building services engineering, we undertake all of the calculations necessary to provide you with the necessary reports, such as energy statements, site wide energy strategies and sustainability statements etc.
